Arroyo de la Miel, Benalmádena Costa or Pueblo: Where to Live?
Short answer: choose Arroyo de la Miel if you want to live year-round without a car, with the train, shops and services on your doorstep; Benalmádena Costa if the beach and the promenade are the point; and Benalmádena Pueblo for a quiet village with views, accepting that you will need a car or the bus for almost everything.
Three places in one municipality
Benalmádena has around 78,000 registered residents (INE, 2025) in about 27 km², between Torremolinos and Fuengirola. Almost all of them live in one of three settings that feel like different towns:
- Arroyo de la Miel, the commercial and transport centre, with the main Cercanías station.
- Benalmádena Costa, the roughly 9 km of coastline, from Puerto Marina at the eastern end, next to Torremolinos, past Bil-Bil and Torrequebrada to Torremuelle, near Fuengirola.
- Benalmádena Pueblo, the original white village on the hillside above Arroyo, around five minutes away by car.

Arroyo de la Miel: the practical choice
Arroyo is where Benalmádena does its shopping and catches the train. The Cercanías C-1 runs roughly every 20 minutes and reaches Málaga airport in about 20 minutes and Málaga María Zambrano station in about 30, so you can commute or fly without a car. The health centre, supermarkets, the Friday market, padel clubs and the Teleférico up to Calamorro are all in the town, the Hospital de Alta Resolución de Benalmádena is close by, and the Parque de la Paloma sits between Arroyo and the sea.
It is also the cheapest of the three per square metre, and the population is less seasonal than on the coast. That suits families (schools and after-school activities within walking distance), remote workers who want cafés, services and the train, and investors looking for long-term tenants rather than summer weeks. The trade-off: it is a proper town, not a resort. Expect traffic, blocks of flats and a walk or a bus to reach the beach.
Benalmádena Costa: living by the sea
The Costa is the strip of beaches, the Paseo Marítimo and the marina. Here the appeal is stepping out onto the promenade, and price depends as much on the area, the age of the complex and the views as on how close you are to the sand: Torrequebrada, right on the beach, is the cheapest stretch of the coast. Puerto Marina and Parque de la Paloma are the most expensive areas on the Costa; Torrequebrada and Solymar sit at the lower end of the coastal range.
It suits retirees and second-home owners who want the promenade, restaurants and sea views. Only the seafront is flat: much of Torrequebrada and Torremuelle is on steep slopes.
If you are thinking of holiday lets, be careful. According to the housing study commissioned by the council, the Costa holds around 85% of Benalmádena's tourist dwellings and is already above the 16% ceiling the study proposes, so it is where any future limit would apply first. Since 3 April 2025 a new tourist let also needs the express approval of three-fifths of the owners in the building, many Costa complexes ban it in their statutes, and the seller's entry in the Andalusian Tourism Register does not simply pass to you. Before you buy, ask the property administrator for the registered statutes and the minutes, and take legal advice. See also our investment overview. Be aware that the Costa is quieter out of season in some complexes and noisier in summer, especially around the marina.
Benalmádena Pueblo: views and calm
The Pueblo is the historic village: whitewashed streets, small squares, the Jardines del Muro and, on the edge of the village, the Colomares monument, with the coast below you. It has a local GP surgery (consultorio) and everyday shops, but for a large supermarket, the train or the beach you go down to Arroyo or the Costa by bus or car.
It suits buyers who put quiet, views and village life first: retirees who drive, people working from home who do not need to commute daily, and anyone looking for a house with character rather than an apartment in a complex. Note that it is not the budget option many expect: per square metre, asking prices are above Arroyo's, partly because there are more houses and villas with views.
Which one, by profile
- Family with school-age children: Arroyo de la Miel, or the parts of the Costa closest to it.
- Retiree without a car: Arroyo, or the flat part of the Costa near the promenade (Puerto Marina, Bil-Bil, Parque de la Paloma). Avoid the hillside developments if you do not drive; the Pueblo works if you do.
- Remote worker: Arroyo for the train and the airport; the Pueblo if you rarely need to travel.
- Long-term rental investment: Arroyo, with year-round demand and lower entry prices.
- Holiday home: the Costa. For a holiday let, check the statutes and the council's plans first, and do not count on a licence until you have it.
